
What is the difference between a manufactured HUD home and a state code modular home?
Manufactured HUD homes are constructed in accordance with building codes set by the U.S. Department of Housing and Urban Development (HUD). All manufactured homes are built on a permanent chassis and each section will have a certification label. State code modular homes are built to the same state and local codes as site-built homes. These homes are stick built, delivered on a carrier and craned onto a crawl space or basement.
What site improvements do I need before the home is delivered?
Site access is incredibly important as there will be lots of heavy equipment and vehicle. A construction grade driveway provides sufficient access. Utilities can be run after the home is set. If you have any questions or need assistance with site improvements it would be our pleasure to help.
How long does the process take once the home is delivered?
Every site and home is unique but you can expect our crew to begin work the same day the home is set. Utilities and weather will play a large role in when we can finish your new home.

What is typically included in the home package?
Your modular and sectional home packages includes state tax, delivery, set up, central air, foundation, rough backfill, gutters and downspouts.

Can I customize my home?
Yes, each manufacturer offers a different set of options! You will be able to make many choices with cabinets, countertops, flooring colors, etc. In state code modular homes you may have more extensive options such as adjusting structural layout.
Will someone come look at the site?
Yes, once your home is ordered and on the schedule we will come out to look at your site.
How early should I start the lending process?
When it comes to lending, earlier is always better but we understand that may be difficult. We will work with you to get your home on the schedule while financing is completed.
