Building a modular home is an exciting journey — and one that’s typically faster and more efficient than traditional stick-built homes. At Premier Homes, our team guides you through every step of the modular home construction process, from selecting a floorplan to move-in day. While every project is unique, here’s a general overview of the modular home timeline and what factors can affect it.

1. Securing Your Land
Before ordering a new modular home, it’s important to have your site selected. Proper site selection ensures your home fits the property, foundation requirements are clear, and utilities can be accessed efficiently.
2. Visiting Our Lot & Choosing Your Home
Once your site is selected, visit our lot to tour model homes, explore floorplans, and see available finishes!
Keep in mind — we can order many additional floorplans from our manufacturers that may not be displayed on our lot. If you have a specific layout in mind, we can help you find the perfect modular or manufactured home floorplan for your property.
3. Financing Your Modular Home
Unless you are paying with cash, this is the stage where you secure financing for your modular home purchase. Premier Homes can connect you with lenders experienced in modular home financing, making the process smooth and straightforward.
4. Finalizing Details & Placing the Order
After selecting your home, finishes, and options, we prepare a detailed quote. Once everything is finalized and financing is approved, we place the order with the manufacturer.
Modular home construction happens indoors in a climate-controlled factory, which reduces weather delays, ensures high quality, and minimizes material waste. While your home is being built, site preparation can occur simultaneously — making modular homes significantly faster than stick-built homes.
Factors affecting timing: Manufacturer schedules, material availability, and seasonal demand.
5. Site Preparation
While your home is under construction, your property is prepared for delivery. This typically includes excavation, foundation installation, and utility rough-ins. Our team coordinates with contractors to make sure the site is ready for modular home delivery.
Factors affecting timing: Weather, soil conditions, and permitting or inspections.
6. Delivery & Set Day
One of the most exciting milestones is when your modular home arrives on-site! The set crew carefully positions and secures the home sections on the foundation. Because much of the construction was completed in the factory, modular home delivery and set happens faster than traditional building.
Factors affecting timing: Weather, delivery logistics, and equipment availability.
7. Utility Connections & Final Touches
After your home is set, licensed professionals connect utilities such as water, sewer, electricity, and gas. Finishing crews then complete interior trim, flooring, and other details. Even at this stage, modular home construction is typically faster than a stick-built home of the same size.
Factors affecting timing: Utility company schedules and inspections.
8. Final Walkthrough
Once everything is complete, we do a final walkthrough with you to ensure your home meets expectations. Then it’s time to move in and enjoy your new modular home!
Why Modular Homes Are Efficient
While building any home takes time, modular homes are much more efficient than traditional construction. Factory-built modules allow simultaneous site preparation and indoor construction, minimize weather delays, and reduce material waste. This means you get a high-quality home faster and often with less stress.
